SURVEY RESULTS
An Amenity Survey was conducted earlier this year to solicit feedback from residents at 600LSD. Resident participation was very good with a total of 211 responses received.
85% of respondents use the Fitness Center with almost two-thirds using it at least weekly.
CARDIO EQUIPMENT
Amongst the feedback received, suggestions were made for newer equipment, improved video, rowing machines, Peloton, spin bikes, and Clmbr.
STRENGTH EQUIPMENT
Suggestions were received for newer equipment, heavier dumbbells, assisted pull-up machine, kettlebells, additional cable machine, free bar squat rack, hip thrust machine, pull up bar, TRX, exercise balls, speed punching bag, resistance bands, and medicine balls.
STRETCHING EQUIPMENT
Suggestions were received for resistance bands, new mats, and a stretch station/cage.
In addition to soliciting feedback from residents using the survey, actual usage data has been collected for over a year for the cardio equipment and weight machines. This data helped identify the level of utilization of each piece of equipment.
When asked about future amenities, residents responded:
Other suggestions received included: a dog run/potty area, a dog washing station, a call for monthly pet fees to be charged, guest parking, a steam room/sauna, a dedicated room for personal trainers and fitness classes, modification of community rooms into dedicated entertainment space, library/reading room, children’s playroom, convenience store, coffee/wine bar, larger dry cleaner, wine storage, swimming pool, and a hot tub.
The aim is to update and enhance amenities at 600LSD for the benefit of owners and residents overall. Consideration was given to all suggestions received. Proposals were formulated based on suggestions by residents, the level of demand, actual usage data, viability, cost, and the limited space available.
AMENITY PROPOSALS
FITNESS CENTER
All of the equipment proposed is top of the line including the display consoles with multiple programs to help you work out or entertain you while you work out. Multiple sets of dumbbells are proposed for the lighter weights as they’re more commonly used than the heavier weights. This means users don’t have to wait for someone else to finish a set before working out themselves. Wherever possible, suggestions were incorporated within the proposal.

BUSINESS CENTER
52% of respondents use the Business Center with almost 13% of those using it at least weekly.
While the Business Center remains a valuable amenity, it is used increasingly infrequently by the residents of 600LSD. As utilization has diminished, it is proposed that the Business Center move to the space formerly occupied by the Belgravia sales suite near the dry cleaner. Although smaller, the space will be refurbished and furnished to become a modern state-of-the-art business center with a conference room for meetings. Further information and engagement will follow as this proposal is worked up.
GOLF SIMULATOR
Moving the Business Center to the space formerly occupied by the developer’s sales suite frees up space for an additional amenity at 600LSD adjacent to the Fitness Center. The addition of a golf simulator enjoys strong owner support and is in line with similar residential buildings as 600LSD. 33% of respondents support a golf simulator as a future amenity. Most new construction Grade A condominium buildings in a similar market to 600LSD offer golf simulators as an amenity. After reviewing the information, specifications, functionality, and support of the two leading systems in the marketplace, it is proposed that Trackman is the system best suited for 600LSD. These are exciting enhancements to 600LSD, which will help it continue to maintain its status as a top-tier facility that is very much up-to-date and a wonderful building to call home.
